Have a few questions? Most people do. So, here’s a quick collection of some of the common questions we get… with our answers next to them. If you still have a question don’t hesitate to shoot us an email through our contact page (or give us a call).

Q: Are you a real company that I can talk to and visit?
A: Yes and Yes! There are some fly by night operations out there in the Portland real estate market… so you have to do your research and make sure you’re working with a Portland house buyer who is legitimate and someone who operates with ethics and honesty. Reach out to us at 555-555-5555 anytime! We’re here for you!

Q: Are you actually listing my house on the MLS or buying it?
A: Great question. We’re not real estate agents, and we don’t want to list your house. We buy houses Portland that fit our buying criteria. From there we may repair the house and resell it to another home owner or keep it as a rental ourselves.

Q: Do you pay fair prices for properties?
A: We have to purchase a house below market value so we can resell it at a profit to another local Portland, Washington home owner. However, if you’re trying to avoid foreclosure in Portland you likely don’t have equity… so we can often negotiate with the lender for a discount on the property. In the end, we have to get a fair discount on a property so we have room to make a profit when we resell it. But, we bring to the table a fast, no hassle, all-cash offer… we can close quickly, are very flexible on terms of the sale, and will buy your house in any condition. If thats what you’re looking for and you see the value in getting your house sold fast… lets talk and see if we can come to a fair win-win price.

Q: How do you determine the price to offer on my house?
A: Great question and so I’m glad you asked. Our professional house buying process is rather simple. First we look at the location, what repairs are needed, condition, and values of comparable houses sold in the area recently. As you know, house values have taken a huge hit in the last 5 years and most areas still haven’t seen prices come back up… but some are bumping back up nicely. So, we take everything into consideration… and come up with a fair price that works for you so you can move on from that burdensome house fast and still enables us to make a fair profit. We’ll answer any of your questions and make sure that you fully understand our offer before you make a decision.

Q: Will I have to pay any fees or commissions for you to buy my Portland house?
A: We don’t charge any fees or commissions to work with us. We’ll make you a fair offer, and if its a fit… we’ll buy your house (and we’ll often pay for the closing costs too!). No hassle. No fees. We make our money after we pay for repairs on the house (if any) to fix it up so it’s nice and pretty… market the house, and sell it for a fair profit. That saves you time, money, and gets you on your way faster with no hassle versus doing everything yourself.

Q: How are you different from a real estate agent?
A: Real estate agents list properties on the MLS (Multiple Listings Service) and market to people who are looking to buy houses to live in usually. The average time to sell a property in many markets right now is 6-12 months. As you know, you pay a commission as a percentage of the sales price when a real estate agent represents you on the sale of your house.

Often times it’s 3-6% of the sales price (so if it’s a $100,000 house, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months in many cases to sell and who have room to pay the commission on the sale. Our company actually buys Washington area houses. We don’t list houses. Since we’re actually the one buying the house from you, and we pay with all cash… we can make a decision to buy your house within a couple days (sometimes the same day). Again, we make our living by taking on the risk to buy the house with our own money, pay to have any repairs or upgrades that are needed done, and market it ourselves to find a buyer for the house. All of these activities take time and cost money… and we’re willing to take on the risk on both in exchange for a fair profit on the transaction.

Q: Is there any obligation do sell my house to you when I submit my info?
A: No obligation whatsoever! We’ve learned over the years that it doesn’t help anyone to pressure a home owner into a sale. You won’t hear from us things like “This offer is only good for 24 hours” or things like that that force you to make a spur of the moment decision. Our offers are usually good for 30 days from the date we make the offer… so you can shop the offer around, research it, run it by your trusted advisors, and weigh your options. If you feel it’s a fit, great! Just let us know and we’ll get the paperwork together.
